Multi-Plot Scaffold Coordination Newbuild Development
Overview
A property developer was developing a multi-plot newbuild site in North Wales. Rather than taking each plot from start to completion one after another, several properties were being built simultaneously. Phased and coordinated scaffold access was required to allow multiple trades onto multiple plots, without conflicting programmes or shared access areas.
A5G Access were contracted to design and erect scaffolding around the development, working in-line with their build programme and alongside multiple other subcontractors. We delivered secure, clear and TG20 compliant scaffold on every plot.
The Challenge
Although several properties were being built concurrently, the scaffold itself wasn’t necessarily our biggest challenge. Coordinating our work around so many other trades was. Other subcontractors needed to have unimpeded access to deliveries, plant and materials all over the build site so we had to work around an active site with priorities that changed daily. Sequencing was also crucial, as each property was at a different stage of development, we couldn’t simply build one scaffold and leave it there until the end. We needed to consider our crews and equipment and move them around the site as each plot became active.
Our Approach
Our CISRS qualified engineers liaised with the site manager and other subcontractors on site to schedule scaffold access plot-by-plot, minimising downtime elsewhere. We designed independent TG20 scaffolds with fully boarded platforms and edge protection bespoke to each property’s stage of build. Our crews were then moved across the site as each plot became active.
We kept both the developer and other subcontractors informed of scaffold locations in plenty of time, and once completed each structure was inspected upon handover and monitored throughout the hire period with certificates issued at each stage.

Result
Progress continued as scheduled across all plots. Scaffold was delivered to suit the developer’s building programme, exactly where and when each stage of the build required it. Upon completion of each property we struck the relevant scaffold off and kept the site clear for the works to continue.
